First

Arriving

Check in any time after 4:00 PM. Your door code came in your arrival email, sent a few days before your trip.

Front door

Getting in

Enter your code on the keypad and the door unlocks. There's no button to press after.

To lock up, press the lock button on the keypad screen.

Your code works from 4:00 PM on your arrival day until 11:00 AM on your departure day, then it stops working. Checkout is still 10:00 AM. The extra hour is just a buffer so nobody gets locked out on the way to the car.

If the code doesn't work

  • Check you're using the code from this trip's email, not an older one.
  • Wake the keypad with a tap first, then enter the code.

Parking

Park in the green, never in the red

Use the four numbered green spaces. That includes the driveway strip on the right side of the house.

On the right side, stop before the patio. The driveway is fine, the patio is not. And no part of any car should hang over the public sidewalk.

Cars get towed here

Nothing hanging over the sidewalk. Salisbury Police will tow. The driveway on the left belongs to the house behind us, so don't park in it or block it at any time. Don't pull up onto the patio on the right. Same goes for mailboxes, yellow curbs, and posted tow zones.

The handful of things that come up every week.

Heating and cooling

Four mini-splits, four remotes

The mini-splits do both heat and air conditioning, on the same remotes. Each unit has its own remote, and each remote lives in a wall cradle near its unit. Please put them back so the next person can find them.

Keep all windows, doors, and sliders closed whenever the units are running, heat or cool. They work hard against beach air and an open window undoes it.

Leave the units running when you check out, set to 72. They run between guests to keep the humidity down, so there's no need to shut anything off.

Trash

Pickup is Tuesday morning

The barrels live behind the house. There's no recycling pickup here, so everything goes in the trash.

If your stay includes Monday night: put the barrels at the curb Monday evening, then bring them back behind the house after they're emptied Tuesday.

  • Everything goes in a bag. Nothing loose in the barrel, ever.
  • Break down pizza boxes and bag them.
  • Fasten the barrel cover securely. An unsealed barrel in July gets ugly fast.
  • Don't leave bags on the ground next to the barrel overnight. Gulls tear them open.
  • Spare trash bags are in a dispenser mounted on the back wall inside the kitchen trash barrel.

Sand

Rinse before you come in

There's no outdoor shower, but there's a footwash bin by the front door. Use it every time, feet especially. Sand tracked inside is what wrecks the floors.

Locking up

Any time you leave

  • Lock both doors, even for a short trip to the beach.
  • If you're heading out for a while, close the windows and sliders. Weather comes in fast here.

Televisions

Three TVs, and one of them is different

The bunk room TV has no cable box and isn't set up for streaming. If you want anything on that one, bring a Roku stick or a similar device and plug it into the HDMI port.

Sign out before you leave. If you log into Netflix, Hulu, or anything else on the two main TVs, sign out at the end of your stay. Otherwise the next guest is watching on your account.

Quirks

Three things about this house

Every old beach house has a few. These are ours, and knowing them up front saves you a phone call.

The upstairs shower door has to be pulled all the way shut

If it isn't fully closed, it leaks onto the floor. Give it a firm pull and check that it's seated before you turn the water on. This is the one on the list that actually causes damage, so please don't skip it.

The kitchen slider is heavy

It takes real effort to open and close. Nothing is broken, it's just a heavy door. Use two hands and don't let the kids fight with it.

Leave the washer door open a crack

Between loads and when you check out. Front loaders in a beach house get musty fast if you shut them tight.

The house has

  • Two rolls of toilet paper and one roll of paper towels to start you off
  • Keurig that takes both pods and ground coffee, with pods in the rack beside it
  • Gas grill and propane fire pit
  • Dishes, utensils, cookware
  • Bath towels, plus a few beach towels by the front door
  • Bed linens, blankets, pillows
  • Washer and dryer
  • Cable TV

You bring

  • Toilet paper and paper towels past the first roll
  • Your own beach towels. We only keep a few.
  • All beach gear: chairs, umbrellas, tents, boogie boards
  • Dish soap and dishwasher pods
  • Laundry detergent
  • Shampoo and toiletries
  • Food, drinks, ice, sunscreen
  • Ground coffee, if you'd rather brew that than use the pods
First stop

Market Basket at 380 Lafayette Rd in Seabrook is about ten minutes up the road and is the easiest place to knock all of that out on your way in. Catalano's Market on Ocean Blvd is much closer if you just need a few things.

The patio and the beach

Two propane appliances out here. Both need to be shut off and covered when you're done, every time.

Shutting it down

Three steps, in this order, every single time you finish with it:

  1. Turn off the propane tank valve. Not just the control knob, the tank itself.
  2. Put the metal lid back over the burner once it's fully cool.
  3. Put the canvas cover over the whole fire pit. The glass surround stays in place underneath it. The cover lives on the bottom shelf of the hutch outside.

Salt air destroys an uncovered burner in a single season, which is why this one matters more than it sounds like it should.

Gas grill

Leave it where it is

The grill already sits out on the patio, well clear of the house. That's where it needs to stay.

Never move it against the house

The siding is vinyl and it will melt. This isn't a maybe.

  • Never leave the grill unattended while it's lit.
  • Turn the propane off at the tank when you're done, and put the cover back on.

Patio lights

Off after 10:00 PM

The switch is at the outdoor electrical outlet, to the left of the sliding patio door.

Every abutting neighbor is a year-round resident, and this is the same reason quiet hours start at 10:00 PM.

Beach gear

Everything gets stored behind the house

We don't supply beach gear, so bring whatever you want to use. Chairs, umbrellas, tents, boogie boards, coolers, all of it goes behind the house when you're not using it, not out front and not on the patio.

Wet towels and suits go on the drying rack, stored to the left of the laundry machines. Please don't hang them over the patio furniture or anywhere out front.

The beach

Cross at Access #9 or #10

Use Public Beach Access #9 or #10 to cross North End Boulevard, and obey all traffic laws.

This is a real road with real traffic. Keep children with an adult crossing in both directions, and watch them on the second floor deck.

Cameras and noise monitor

There are exterior security cameras, a video doorbell, and an outdoor decibel-only noise monitor on the property. The noise monitor measures volume and does not record conversations. There are no cameras inside the home or in any private area. Please don't cover, unplug, or tamper with the cameras, the internet equipment, or the WiFi gear.

The short list

House rules

These match the rules in your signed rental agreement. This is a residential neighborhood where every abutting neighbor lives here year round, so a few of them we hold firm on.

  1. Occupancy. Maximum 8 overnight guests. Additional guests or visitors need written approval before arrival.
  2. Minimum age. The primary renter must be at least 30 and stay at the property for the whole rental.
  3. Children. Supervised by an adult at all times, especially on the second floor deck, near the road, and crossing to and from the beach.
  4. Animals. No animals of any kind unless approved in writing before arrival. Approved animals carry a $350 cleaning fee in place of the standard $250.
  5. Good neighbor policy. Quiet hours are 10:00 PM to 8:00 AM. Patio lights off after 10:00 PM. No excessive noise.
  6. No parties or events. No receptions or gatherings beyond the registered guests without written approval.
  7. Parking. The four marked green spaces, including the right side driveway, or legal street parking. Nothing hanging over the public sidewalk, never block the neighbor's driveway on the left, and never park on the patio.
  8. Trash. Pickup is Tuesday morning. Everything bagged, cover fastened, barrels to the curb Monday evening if you're here and back behind the house after.
  9. Propane appliances. Both tanks off and both covers on whenever the grill and fire pit aren't in use. The grill stays out on the patio and never gets moved against the house.
  10. No smoking or vaping. This includes marijuana and any tobacco or nicotine product, inside the home and anywhere outside on the property, deck and patio included. Evidence of smoking carries a minimum $500 additional cleaning charge.
  11. Nothing that burns indoors. No candles, incense, sparklers, or any open flame inside the house, for any reason.
  12. No fireworks. Fireworks, sparklers, and other pyrotechnics are prohibited anywhere on the property at all times, inside and out.
  13. No illegal drugs. Possession, use, or distribution ends the rental immediately with no refund.
  14. No political signs, flags, or posters displayed anywhere on the property.
  15. No firearms or weapons on the property.
  16. Window screens. Tell us right away if one gets damaged. Replacement is $75.
  17. Damage. You're responsible for damage beyond normal wear and tear. Report anything broken as soon as you notice it.
Tell us early

Accidents happen and we won't be difficult about it. Text us so we can get it fixed before the next guest, or before a small problem turns into a big one. Damage found after checkout that nobody mentioned is a different conversation.

Last

Before you go

Check out by 10:00 AM. The house gets professionally cleaned between guests, so this list is short. It's the stuff the cleaners can't do for us.

Beds

Strip the linens, leave the comforter

Pull the sheets, pillowcases, and duvet covers off every bed that was used.

Don't launder the comforter

The comforter comes out of the duvet cover and stays on the stripped bed. It should never go in the laundry.

Checkout list

  • Strip sheets, pillowcases, and duvet covers. Comforters stay on the beds.
  • Put used towels and linens in the downstairs bathroom.
  • Start one load of towels if you have time.
  • Load the dirty dishes and start the dishwasher.
  • Take all food and drinks out of the refrigerator, freezer, and cabinets.
  • Put all trash in the outdoor barrels, bagged, cover fastened.
  • Fire pit: tank off, metal lid on, canvas cover on.
  • Sign out of any TV accounts you logged into.
  • Grill: tank off, cover on, left out on the patio.
  • Beach gear back behind the house.
  • Patio lights off.
  • Leave the mini-splits running, set to 72. Don't turn them off.
  • Turn off the indoor lights.
  • Lock all doors and close all windows.
  • One last walk through for chargers, kids' stuff, and the fridge.

Your door code stops working at 11:00 AM, so don't leave anything behind.

Fire, gas smell, medical, or water coming into the house. Call 911 first, then text us.

Please don't go under the house. The main water shutoff is in the crawlspace and it's ours to deal with. If water is running where it shouldn't be, call us and we'll handle it.
